Building Manager

Job Overview:

The Building Manager is responsible for overseeing the day-to-day operations and maintenance of a property, ensuring its smooth functioning and creating a safe and welcoming environment for occupants.

This role requires strong organizational, communication, and problem-solving skills.


Key Responsibilities:


Property Maintenance:
Conduct regular inspections of the property to identify and address maintenance needs.
Coordinate and oversee maintenance and repair projects, ensuring timely completion.
Implement preventive maintenance programs to extend the lifespan of building systems.


Tenant Relations:
Act as the main point of contact for tenants, addressing inquiries, concerns, and requests promptly.
Facilitate communication between property management and tenants.
Foster positive tenant relationships to enhance overall satisfaction and retention.


Security and Safety:
Implement and enforce security protocols to ensure the safety of occupants and property assets.
Coordinate with security personnel and emergency services as needed.
Conduct regular safety drills and inspections to identify potential hazards.


Budget Management:
Assist in the development and management of the property budget.
Monitor expenses, negotiate contracts, and seek cost-effective solutions.
Provide regular financial reports and updates to the property management team.


Vendor Management:
Oversee relationships with service providers, contractors, and vendors.
Obtain and evaluate quotes for services and repairs.
Ensure vendor performance aligns with established standards.


Compliance and Regulations:
Stay informed about local building codes, regulations, and zoning laws.
Ensure the property complies with all relevant regulations and obtain necessary permits.
Address any compliance issues promptly and effectively.


Environmental Sustainability:
Identify opportunities for energy efficiency and sustainability initiatives.
Implement and promote environmentally friendly practices within the property.


Qualifications:

• Bachelor's degree in Business, Real Estate Management, or related field (preferred).
• Mandarin speaker is preferable.
• Proven experience in property management or a related field.
• Strong knowledge of building systems, maintenance, and safety protocols.
• Excellent communication, organizational, and problemsolving skills.
• Ability to work independently and collaboratively with a team.
• 23 years experiences.
