My name is K. Mahendra Kumar and I have over twenty-six (26) years’ experience as a Bio Medical & Engineering Manager. As a successful  Manager in my career, life begin with Seagate, Penang General Hospital, Penang Adventist Hospital and followed by Fatimah Hospital, Ipoh and currently at E&O Trading Bhd. I have been an effective employee handling teams of between 5-25 people for managing projects from small scale to high-risk projects align with building maintenance, engineering . I also do obtain selective accreditation related to field that I’m into with internal and external trainings.

Responsible to manage building maintenance and upkeep, safety and security, and carpark management as well as monitoring of the monthly budget to ensure that the overall operations are running smoothly consistent with the Company’s SOPs.

• Plan, schedule and oversee all major overhaul and special maintenance works, including projects involving capital expenditure, building and carpark maintenance activities and up-keep of the physical building and its common areas
• Liaise with various local authorities on building, carpark and safety issues as well as to apply for licenses in compliance with the regulatory requirements
• Lead, direct and guide the team to ensure operations are efficiently carried out and running smoothly
• Supervise staff on documentations and provide the necessary updates/reports to Management on maintenance activities
• Manage approved monthly budgets, check and monitor expenditures and ensure costs optimization
• Regularly inspect building and all related services, provide technical expertise/inputs as required and take corrective maintenance actions on faulty or damaged items
• Negotiate, forecast, control and review all service agreements/contracts in accordance with the established policies and procedures
• Review the building’s security measures and controls protocols constantly so as to protect the company's properties and the safety of public, shoppers, tenants and employees
