    Description
    • Lead and support property management teams in overseeing diverse asset portfolios, ensuring optimal upkeep of engineering systems, and supervising service provider performance.
    • Plan and control operating expenses, manage arrears effectively, and identify and prioritize property improvement projects.
    • Ensure strict regulatory compliance with local laws and regulations, liaising with authorities and consultants as necessary.
    • Conduct thorough property inspections, prepare detailed management reports and budgets, and facilitate procurement processes and meetings.
    • Act as a liaison for committees, enforce rules and regulations, and lead property handover processes, including Pre-CPC Inspections and VP handover procedures.
    • Organize and lead Annual General Meetings (AGMs) and Extraordinary General Meetings (EGMs), ensuring effective communication with stakeholders and strategic decision-making.
    • Oversee day-to-day property operations, attend to emergencies promptly, and implement process improvements to enhance operational efficiency.
    • Supervise and mentor a team of Building Managers, ensuring adherence to SOPs, facilitating system automation, and promoting continuous improvement.

    Requirements

    • Minimum Diploma in Property/Real Estate Management, Facilities Management, or equivalent.
    • At least 5 years of relevant experience in the field is mandatory.
    • Proficient in Strata Management laws and regulations, including drafting authorities' letters and maintaining positive relationships with councils
    • Ability to work independently with minimal supervision and a hands-on approach.
    • Familiarity with Tribunal-related cases is preferred.
    • Knowledge of maintaining Management Corporation (MC) accounts and ensuring owner compliance during the Developer Management Period.
    • Fluency in Bahasa Malaysia (BM) and English is essential; proficiency in Mandarin and other languages is advantageous.
    • Registration as a Property Manager with the Board of Valuers, Appraisers, Estate Agents, and Property Managers is an added advantage.
